Hanover Delays Vote On Project
Bank Of America Investment The township planning board deferred a decision Tuesday night on a developer's proposal to build 160 apartments and a 15,000-square-foot office building fronting Route 10 after getting an update on the site's environmental problems.
For the second time in two weeks, under intense pressure from environmental and human rights groups and members of Congress, Import Bank of the United States ( Im) American Development Bank (IDB) delayed scheduled votes on the controversial $2.6 billion Camisea Gas Project in Peru. Votes at both banks were expected on August 6th but are now cancelled due to no consensus.
Investment Opportunity Hanover Renaissance LLC won a rezoning decision this spring that would allow it to build apartments on about 21 acres of the 64-acre property, rather than a combination of office buildings and single-family houses. In return, the developer promised to lease 39 acres to the township for recreational use.
In a related development, Johnson accused U.S. Rep. Frank LoBiondo of misleading voters by telling The Press' editorial board this week that it's been hard for him to hold onto $12 million in federal funds already approved for an Absecon Island beach project. Johnson said the money, which Congress appropriated between 1996 and last year, was already gone because of past delays in this project, and charged that LoBiondo was giving that public warning to pressure Ventnor, Margate and Longport residents to rush into an uninformed vote for the dunes.
Banc Of America Investment Some of the land that would be leased for public use is contaminated from earlier industrial use, however,

Banking Investment Town officials said they would look to put ball fields on uncontaminated land facing North Jefferson Road and preserve the rest, including land on the northern side abutting the Sunrise at Hanover condominium complex, which fronts Parsippany Road.
Within the frame of its notification requirement pursuant to 21 section 1, 24 of the WpHG ("Securities Trading Act") in relation to 32 section 2 InvG ("Investment Act"), Deutsche Bank AG, Frankfurt a. M. has informed for its subsidiary DWS Investment GmbH that it has exceeded the threshold of 5% of the voting stock of MAGIX AG and thus now holds a voting share of 5.33%.
Investment Solution Strategic Two environmental consultants from the International Risk Group testified about three areas of environmental concern, the former landfill, a former paper mill area and wetlands that were in need of restoration.
Working with a contractor should be a smooth process. You should be kept informed of any delays in the project. Schedules can be difficult to keep, especially if it's a large project that involves weather or multiple types of renovations. Very often a project has to happen in stages and your contractor or project manager should keep you abreast of the progress of the remodeling project. Finding local contractors to quote on your project should not be difficult.
Investment Banking Services "Will there be a problem if eight 5-year-olds went to this portion of the landfill and pitched a tent up there?" asked planning board member Robert Abplanalp.
Bank Investment After consultants complete the remediation process and there's a cap on the landfill, the Environmental Protection Agency will deem the site an unrestricted use, which means the land will not be harmful to anyone, said Christopher Daggett, a consultant with the company.
Alternative Investment The land in question, which was an old paper mill, is benign and has minimum contaminants, Daggett said. "The site is not particularly a difficult site from that standpoint."
Online Investment Services The township has not decided what to do with the open space, said planning board Chairman Dennis Fashano. The board said it will not make a decision until it hears from its own engineer and planner.
Accompany Essential Investment Township officials changed the zoning on the 64 acres in May, giving the developer the opportunity to build apartments on half the land in return for leasing the other half for recreational use.
Investment Company The zoning ordinance establishes a residential multifamily zone along Route 10 and a public use zone that runs behind the residential zone to North Jefferson and Stoney Brook.
Investment Management Solution Part of the property was previously zoned single-family residential and part was zoned industrial.
Investment Management Services The zoning change would let Hanover Renaissance LLC apply to build a 160-unit apartment complex and a day-care center, rather than office buildings, on about 30 acres fronting Route 10. In return, the developer agreed to either sell or lease about 30 acres for open space, conservation and athletic fields to the township for $1.
Guide Investment Stock Township officials said the developer and the Prudential Insurance Co., the previous land owner, would be responsible for remediation of industrial contamination.
Investment Manual Solution Hanover Renaissance had won approval in October 2001 to build 330,000 square feet of office buildings and 1,300 parking spaces in the industrially zoned portion of its property, and had filed a second application to build 21 single-family houses on the residentially zoned portion.
Investment Stock But township officials were concerned about the traffic problems that the office buildings would create at an already bustling intersection, and liked the added recreation space that the rezoning deal would bring the township.
